Abstract:
This dataset is the Offical Zoning map of Buncombe County, NC. It shows the various zoning districts. Each district has it's own regulations and ordinances.The dataset includes only the county’s jurisdiction zone.  All six municipalities with their ETJs (extra-territorial jurisdictions) are not in the county’s jurisdiction so are zoned by the municipality and not by the county.
Purpose:
To ensure orderly, attractive, and economically sound development and to protect existing property values within Buncombe County.

Buncombe County assumes no legal responsibility for this information.  Data are presented using the North Carolina State Coordinate System 1927 North American Datum.  Horizontal measurement units are in feet.

This data has been developed using public funds.  The data is therefore in the public domain.  Requestors agree that they will not sell this data, will not sell access to the data, nor will they provide for such to be sold except as allowed in NC General Statutes Chapter 132.  As a condition of providing electronic GIS data, Buncombe County reserves the right to require that the data requester agree in writing that the data will not be resold or otherwise used for trade or commercial purposes.  Buncombe County reserves the right to license clients to reproduce GIS data for royalty fees based on the resale of the data and or based on a reciprocal agreement of products, services, or data.

The NS Neighborhood Service District is primarily intended to provide suitable locations for limited, neighborhood-oriented, commercial, business, and service activities in close proximity to major residential neighborhoods. The NS Neighborhood Service District is designed to allow for a mix of residential, commercial, business and service uses in limited areas along major traffic arteries and at key intersections leading to residential neighborhoods in order to provide such service to the residents of that particular neighborhood. As such, the type of uses allowed and the standards established for development in this NS Neighborhood Service District should be compatible with the residential character of the area and should neither add to traffic congestion; nor cause obnoxious noise, dust, odors, fire hazards, or lighting objectionable to surrounding residences; nor should they visually detract from the overall appearance of neighborhood. The NS Neighborhood Service District should currently have water and sewer services or be expected to have such services in the foreseeable future.
